What Is Red Stamp Removal?
When MCD identifies unauthorized or illegal construction on a property, it officially flags the property as 'Booked' in its records. Per IGR Circular 2021 (Section 19), MCD sends lists of booked properties to all Sub-Registrar Offices. If a booked property comes for registration, the Sub-Registrar affixes a permanent red endorsement stamp on the document stating 'THIS PROPERTY HAS UNAUTHORIZED CONSTRUCTION'. This red stamp stays on your sale deed forever and every future buyer, bank, or authority will see it. Removal requires getting the property 'unbooked' by MCD through regularization or obtaining a Completion Certificate, followed by rectification of the registered document.
